Lipsky Construction provides construction management services for owners, developers, and institutions across New York who need a dedicated advocate managing their commercial build, not a builder working toward its own profit margin. Our construction management company acts as your primary consultant during construction, coordinating architects, engineers, and subcontractors to protect your budget, schedule, and original vision from groundbreaking through occupancy. As a licensed construction management firm with more than 45 years of experience and 1,000+ completed projects, we bring the technical expertise and administrative oversight that complex commercial and institutional projects require.
Construction management is not the same as general contracting, and the difference matters. A general contractor typically works under a fixed price and profits on the spread. Our construction managers work for a transparent fee, open-book on every dollar, acting as your advocate rather than a party with a competing financial interest in the outcome.
What Our Construction Management Services Cover
- Cost control and open-book budget transparency
- Schedule, risk, and quality management
- Preconstruction coordination and construction-phase project controls
- Stakeholder coordination between owners, architects, and subcontractors
- Construction management across healthcare, education, and corporate sectors
Construction Management Services & Delivery Method
Working with a construction management company gives owners a dedicated advocate instead of a builder chasing its own profit margin. As your construction management firm, Lipsky Construction acts as the primary consultant across the project lifecycle, managing architects, engineers, and subcontractors to protect your budget, schedule, and vision. Unlike a general contractor under a lump-sum contract, we operate open-book, so every dollar stays visible to the owner.
- Owner Risk: Higher and adversarial under general contracting, lower under construction management’s advocacy model, shared under design-build.
- Cost Visibility: Opaque lump-sum pricing under general contracting, fully open-book under construction management, performance-based under design-build.
- Owner Involvement: Limited until after design under general contracting, early and collaborative under construction management, integrated from day one under design-build.
- Primary Focus: Execution under general contracting, strategy and oversight under construction management, speed and efficiency under design-build.
Owners typically choose construction management when project scope may evolve or when maximum financial scrutiny is required. Whether Lipsky Construction serves in an agency capacity or takes on at-risk responsibility for the work, the model gives you earlier involvement, more cost certainty, and a single point of accountability that general contracting alone cannot offer.
Cost Control & Budget Transparency
Budget drift is the most common reason commercial projects fail owners, and it is the first problem construction management is built to solve. Lipsky Construction treats your budget as if it were our own, tracking every expenditure against the original baseline and flagging variances before they become change orders. Our construction management services include full transparency into the subcontractor bidding process, so you see every trade quote side by side rather than a single markup-inclusive number from a general contractor.
This open-book approach extends through the life of the project. You receive itemized reporting on labor, materials, and general conditions costs, along with cash flow projections that let you plan financing with confidence. The result is cost certainty most fixed-price contracts cannot match, because you pay for the actual work performed, not a contractor’s risk premium built into a lump sum bid. Owners always know exactly where their money is going, and why.
Schedule, Risk, & Quality Control
A delay in one trade can cascade through an entire project, which is why schedule management is core to our construction management services. Lipsky Construction builds a master schedule that coordinates the design phase, the permitting process, and the physical build, then manages the critical path so bottlenecks get identified before they stall the site. Weekly progress meetings keep architects, engineers, and subcontractors aligned against that schedule. Change orders and schedule slips get flagged early, not discovered after the fact.
Risk runs alongside schedule on every commercial project. Our team conducts regular site audits, monitors safety compliance, and verifies that insurance and bonding requirements are met before work proceeds. As your construction manager, we catch technical and financial risks a single-trade contractor is not positioned to see, before a manageable issue becomes an expensive one. Owners get a partner who is watching for problems, not just executing tasks.
Early Engagement Sets the Foundation
Early engagement is what makes construction management deliver its full value. Lipsky Construction works alongside your architect from the planning or schematic design phase, so budget and schedule assumptions get tested while decisions are still flexible, not after they are locked into a finished set of drawings. That early window is also where construction management connects most directly with dedicated preconstruction planning, where constructability review, value engineering, and long-lead procurement actually happen, rather than being duplicated here.
Projects engaged early are already set up to succeed by the time contracts are signed, instead of being managed into shape after the fact, once problems are expensive to fix. This is also the point where construction management, preconstruction, and construction project management work together as one relationship instead of three disconnected services.
Stakeholder Coordination Across Industries
Commercial projects move only as fast as their slowest line of communication. As your construction management company, Lipsky Construction acts as the central hub for architects, engineers, municipal officials, and subcontractors, leading progress meetings, managing requests for information, and reviewing every submittal so the design and construction teams stay in sync. Detailed, frequent reporting means you always know your project’s health, not just at scheduled milestones.
That coordination has to flex by sector. Our construction managers handle the complex mechanical, electrical, and plumbing systems and regulatory compliance of healthcare facilities, the multiple stakeholders and specialized requirements of educational and institutional work, and the fast-track demands of corporate headquarters and retail buildouts, bringing sector-specific experience to every construction management assignment we take on. Sector experience shortens the learning curve and reduces costly missteps on regulated projects.
Why Choose Lipsky Construction for Construction Management
Since 1980, Lipsky Construction has been the construction manager of record on commercial projects across New York, with roots as a Long Island builder dating back to 1955. Licensed and bonded through a U.S. Treasury-listed surety, our third-generation, family-owned team has completed more than 1,000 projects and earned the Associated General Contractors of New York State’s Build New York Award. What sets that track record apart is how we bill for it, open-book, with no markup on subcontractor work, so owners see the same numbers we do.

Our Construction Management Process
Every construction management engagement follows the same disciplined process, regardless of project size. We begin in preconstruction with constructability reviews, value analysis, and early procurement, then build a master schedule and a detailed baseline budget before a single contract is signed. From there, we manage the competitive bidding process and provide side-by-side bid comparisons so you select the best value for every trade on the project.
During construction, we track cost and schedule against that baseline weekly, lead progress meetings, and manage the flow of information requests and submittals so design and field decisions stay aligned throughout the build. At closeout, you receive full project documentation, warranty information, and a final walkthrough, so the building is ready for occupancy the day construction ends, not weeks later.

Lipsky construction where do I begin. Did they build the Parthenon? No.. but if they were around it’s likely they would have been at the top of the list. There are many companies in Long Island that build things however none of those companies will ever touch the raw talent located under the roof of Lipsky Construction. I once saw one of Lipskys men do tilt panel construction by himself. There are rumors that the Lipsky’s construction projects actually scared away a hurricane from hitting New York a few years back. If it’s quality commercial construction you are looking for these guys are top notch.Posted on Google![]()

Lipsky did a terrific job on our construction. We did a major rebuild of the front of our house and deck, including adding a new lower deck. The Lipsky team was responsive and thoughtful - they worked with us and our architects to solve problems in our construction design. And although it took longer due to the pandemic and supply delays, they kept us informed and worked to get things done as soon as possible.Posted on Google![]()

Frequently Asked Questions

Don’t see your question? Reach out, we’re happy to help.
A general contractor typically provides a fixed price and profits on the spread between that price and the actual cost of the work, while a construction manager works for a transparent fee and provides full visibility into project costs.
Lipsky Construction acts as the owner’s advocate in a construction management role, managing bidding, subcontractor selection, and budget with no markups. General contracting can still make sense for simple, well-defined projects, but construction management is built for scope that may evolve or for owners who want maximum financial transparency.
Construction management is one part of the broader project management process, specifically the phase where a project moves from planning into active construction.
Lipsky Construction leads that phase directly, coordinating budget, schedule, and subcontractors on-site, while construction project management covers the fuller picture of how planning, construction, and closeout connect.
The best time to hire a construction management company is during the conceptual or schematic design phase, before major decisions are finalized.
Engaging Lipsky Construction early gives us the ability to influence budget and schedule while there is still flexibility to make changes. Waiting until after design is complete limits how much value engineering and constructability review can actually save you over the life of the project.
Construction management includes a management fee, but the savings from open-book bidding, value engineering, and risk mitigation typically outweigh that fee.
Because there is no markup on subcontractor work, owners often find the total cost comparable to or lower than a lump-sum general contracting agreement, with far greater visibility into where every dollar goes throughout the project.
Yes, construction management services are designed to support your existing architect, not replace them.
We provide real-time cost and constructability feedback to your design team throughout the process, catching issues while they are still inexpensive to fix. This collaborative relationship is one of the core advantages of hiring a construction manager instead of waiting until design is finished to bring in a builder.
